What can you expect when choosing to live in a Mobile Home Park or Community?

Mobile Home Parks (MHP), and Manufactured Housing Community (MHC), means any real property which is rented to others for placement of their mobile home, manufactured home, or Park Model Recreational Vehicle (PMRV), or Tiny Home on Wheels (THOW).  RCW 59.20.030(15).

As a Tenant who rents a mobile home lot, you can expect to receive the lot boundary description within your Lease, for your little plot of rented land.  Your home lot/home is governed by Park Rules & Regulations, which are attached to your lease, and which lets you know exact expectations for each Home Owner.  This allows Landlord (land owner), to treat every Tenant fairly, and to protect the health and safety of the residents in the Park, and to assure an attractive Park that you will be proud to call home.

Parks are vibrant and friendly places, and some Parks are age restricted and some are not.  Your Park Rules & Regulations and your Lease should be reviewed carefully so you make sure to select a Community that fits your needs.

Historically, rent in a Park is about half of what other types of rental units such as homes or apartments would cost.  Thereby making it one of the most affordable housing options, and cost-effective.
